What utilities are included in my lease?
Water, sewage, and trash. Leasee is responsible for electricity, internet, and cable if decided.

What kind of pets do you allow and what fees are involved?
Pets are accepted; only non-violent breeds. A non-refundable pet fee of $200 is required per pet; 2 pet maximum.  Pet fees are not required for service animals. 

What are the income and credit qualifications?
Prospects should contact the office. The property is an income restricted property and all prospects are referred through the Housing authority of New Orleans Project-based Voucher Program (PBV Program).

Is my security deposit totally refundable?
If the apartment is left in a good, clean, move-in condition, the deposit will be refunded as long as lease terms were met. 

How long is the term of the lease? Do you accept leases for short term leases?
12 month lease only. No short term lease.

Am I required to have renters insurance?
Renter’s insurance is not required but recommended. 

Do you offer furnished or corporate apartments?
No. All apartments are unfurnished.

If I need something repaired in my apartment, how do I get it fixed?
We offer a 24-Hour emergency maintenance service. Resident can call the office and notify a staff member. In the event of an after-hours maintenance emergency, resident may call (504)399-1601.

When is my rent payment due? How can I pay my rent?
Rent is due on the 1st of the month. You can pay with check or money order in the leasing office or leave it at the rental slot by the office.

What day am I liable for a late charge?
Rent is due on the 1st and considered late after the 5th . A late fee of a $50.00 charge will apply on the 6th of the month.

Do you have parking?
Parking is limited. Off street parking available.

Does the property offer a fitness center?
Yes. The fitness center is located by the rental office.
